A friend messaged me a few weeks back. However, he said, ‘I like Shahrukhz Residences by Danube,’ but which tower should I actually look at?
I started typing an answer, deleted it, and started again. There’s no one-line reply to that. It really depends on what you want the flat to do for you. Will you live in it? Rent it out? Hold it for five years and sell? Every one of those points somewhere different.
So I won’t give you a “best” list. I’ll just tell you how I’d work it out.

Who is Danube, anyway?
The story starts small.
In 1993 Danube opened a single shop in Deira. Moreover, over the next thirty years, it grew into a larger group.
It developed building materials, facade cladding, and furniture businesses. Shahrukhz Residences by Danube exemplifies this approach.
Additionally, people mention this a lot. It makes sense: when a company makes more of what goes into its buildings, it controls costs.
That’s a big part of why you hear the phrase affordable luxury around the brand.
Still, a good name on the brochure doesn’t mean every unit is right for you. Additionally, Keep reading with that in mind.
The payment plan everyone asks about
Honestly, most people first hear about Danube because of the Danube 1% payment plan.
Additionally, on the Shahrukhz Residences by Danube page, it shows a 10% down payment at booking.
Moreover, 40% is spread over construction in monthly installments, and 50% when you receive the keys. Let me put numbers on it, just as an illustration. For Shahrukhz Residences by Danube, a flat costs AED 1,600,000. Next, your down payment is AED 160,000.
The 40% during construction is AED 640,000. Additionally, about 1% per month runs for roughly 40 months. Then AED 800,000 is due at handover. That doesn’t include registration fees or service charges. Plans can differ from one project to the next.
So, always ask for the real schedule in writing.
I like how a plan like this spreads out your cash. What I’d think hard about is that big 50% at the end. Where will it come from? Savings, a mortgage, selling something? Work that out early, not in the last month.
Why does Dubai Maritime City keep coming up?
If you’ve been reading about Danube lately, you’ve probably seen Dubai Maritime City a lot. It’s a waterfront peninsula between Port Rashid and Dubai Dry Docks, and Danube has several towers there, including Breeze and Shahrukhz Residences by Danube.
A few reasons buyers like it. The project page puts it around 10 to 11 minutes from Burj Halifax and Dubai Mall, and about 15 minutes from DUB. You get a promenade and sea views, which is hard to find this close to Downtown. And the project details say buyers of any nationality can own here, with registration at the Dubai Land Department.
Additionally, if waterfront apartments in Dubai Maritime City are what you’re after, this is where to look. One caution, though: Shahrukhz Residences by Danube offer attractive living, but facilities may vary. A district that’s still growing takes time to fill in. And some things you see in a brochure may not exist yet when you move in.
The projects, area by area
I find it easier to think about Danube by location.
Dubai Maritime City is where Breeze and Shahrukhz Residences are. It suits people who want sea views and a quieter address without leaving the centre.
Business Bay has Bayz 101 and Bayz 102. It’s busy and central, and popular with renters, so people planning to let their flat often start here.
Jumeirah Village Circle (JV) is home to Serenz. A lot of first-time investors begin in JV because there are plenty of apartments to compare.
Dubai Sports City and Silicon Oasis have Aspire and Timez. These areas tend to be easier on the budget.
Sheikh Payed Road has Shahrukhz by Danube, but that’s a commercial office tower. If you want somewhere to live, you can skip it.
A closer look at Shahrukhz Residences
Shahrukhz Residences by Danube is a 60-storey waterfront tower in Dubai Maritime City. According to the project details on our page, it has fully furnished studios up to 3-bedroom apartments, indicative prices from AED 1.6M, and a handover date of 30 June 2031. It’s named under a licensing agreement, and prices and terms are subject to the developer’s confirmation.
You might also see it called Shahrukhz 2 or Shahrukhz Residences. It’s all the same residential tower. The first Shahrukhz project is the commercial one.
Here’s what stands out to me.
Every flat is meant to come fully furnished, which is handy for fully furnished apartments in Dubai buyers. It saves you a big extra cost, and if you plan to rent it out, you’re not starting from an empty room.
The setting is the other draw. The page mentions a promenade and a long list of resort-style amenities. I’d treat any amenity list as a plan until I’ve seen it built.
And it’s 100% freehold in Dubai for buyers of any nationality, subject to registration.
There’s also an Expression of Interest (EOI), a refundable AED 50,000 deposit that holds your place in the queue before launch. Before paying it, get the refund terms in writing. I can’t stress that enough.
One honest point: the handover date is 2031. That’s a long wait, and a lot can change in that time, including your own life.
So which one is for you?
On a first purchase with a tight budget, start with JV, Sports City or Silicon Oasis. Business Bay and JV are the areas people usually look at for rental demand, but check current rents before you believe anyone’s numbers. Maritime City is the one to study for a waterfront lifestyle. And if you want a flat that’s ready to rent, ask which units come fully furnished.
What I’d ask before paying anything
Keep this list handy:
- What’s the exact payment schedule, and what’s due on which date?
- How much are the registration fees and yearly service charges?
- What happens if handover is late?
- Is the EOI or booking amount refundable, and how do I get it back?
- Are the floor plans and prices final, or still preliminary?
- Can I see the official approvals?
If an answer sounds vague, write it down and ask again. Nobody minds a careful buyer.
The costs people forget
Most first-time buyers stare at the sale price and forget everything around it. Registration fees, service charges, agent fees where they apply, and furnishing or upkeep if the flat isn’t furnished all add up. A unit that looks cheap can stop looking cheap quickly.
Mistakes I see a lot
Picking a flat only because the monthly instalment looks small. Treating a famous name as a promise of returns. Skipping service charges and handover costs. Never asking what happens if the handover slips. And looking at one project only, instead of comparing a few.
Quick answers

A residential tower in Dubai Maritime City with fully furnished apartments and a 1% monthly payment plan, according to the project details.
Is “Shahrukhz 2” the same project?

The project details say it’s freehold for all nationalities. Confirm the rules for your unit with the developer.
Is the EOI refundable?
The page says it is. Get that confirmed in writing before you pay.

Which Danube project is best for rental income?
That depends on the area and the unit. Business Bay and JV are often looked at, but check current rents first.
One last thought
Start with what you want from the flat, then match it to a project. Compare at least two or three, ask the awkward questions, and keep everything in writing.
