Shahrukhz Residences by Danube:maritime-city

Cast your mind back to the day the Shahrukhz commercial tower sold out. Within hours, people were asking the obvious follow-up: is there a residential one coming? There is, and it’s here. Shahrukhz Residences by Danube is a fully furnished waterfront tower in Dubai Maritime City, with apartments from AED 1.65 million.

A lot of people call us about it, and honestly the questions rarely change. How much? How do I pay? Is it for someone like me? So forget the glossy brochure for a few minutes. Let’s just go through it. If you want floor plans while you read, they’re on our Danube Dubai project page.

So what is Shahrukhz Residences by Danube?

A Danube Properties tower. Studios, one, two and three-bedroom apartments, and a few penthouses right at the top. Every home comes furnished, with Italian fittings in the kitchen and bathroom. The name is down to a licensing deal with Shah Rush Khan, and Danube pitches it as the world’s first celebrity-named residential tower.

Here’s where people get muddled. There are two Shahrukhz projects. One is an office tower and the other is for living in. This is the second one, which is why a lot of buyers type “Shahrukhz 2” into Google. Same project, just a different label.

Shahrukhz Residences by Danube prices

1 bedroomAED 2.3M₹6.03 Cr
2 bedroomAED 4.25M₹11.14 Cr
3 bedroomAED 6.5M₹17.04 Cr

don’t take the rupee column too literally. You pay in AED, so the real figure can drift by the time your last instalment is due. And these are the cheapest units of each type. If you want a high floor or a nice view, expect to pay more.

Penthouses are a different league. The four-bedroom one starts at AED 15M.

What’s in the building, unit by unit

The 2026 project details for Shahrukhz Residences by Danube list 1,143 units: 1,126 apartments and 17 retail shops. Of the apartments, 571 are studios, 412 are one-bedrooms, 119 are two-bedrooms and just 24 are three-bedrooms.

Those numbers say a lot. More than half of the tower is studios. If you’re thinking of buying one to rent out, remember you won’t be the only one. Plenty of other owners will have the same idea, and a tenant looking in the building will have lots of choices. And the 24 three-bedrooms? If you want one, I wouldn’t wait too long. The mix can change, though, so ask what’s actually available before you fall in love with a layout.

How you pay in Shahrukhz Residences by Danube

The payment plan at Shahrukhz Residences by Danube is 30:70. You pay 10% when you book, another 20% while the tower is being built, and the remaining 70% when you get the keys.

I get why that appeals. Most of your money stays with you for years. But the 70% arrives on a fixed date whether you feel ready or not, so figure out now where it’ll come from. For most buyers it’s savings, the sale of another property, or rent they’ve been putting aside.

To start, you register an Expression of Interest. The listed amounts are AED 50,000 for studios and one-bedrooms, and AED 100,000 for two-bedrooms and above. Before you send a rupee, ask our team for the exact terms, and especially what happens to that money if you change your mind. It’s a fair question and you’re allowed to ask it.

Buying from India, without the flight

You can get going from your sofa. Here’s how it usually works:

  1. Tell us your budget and the size of home you’re after, and we’ll send you the price list.
  2. Pay the Expression of Interest to hold your spot.
  3. Choose your unit and pay the 10% down payment. The published schedule allows 21 days, but confirm the deadline when you book.
  4. Pay the construction instalments. The published schedule splits the 20% into 10% at two months, 5% at ten months and 5% at eighteen months.
  5. Pay the final 70% at handover.

All payments are in AED. If the money is going out of India, talk to your bank and a qualified adviser about the rules and the tax side first. Dull advice, I know, but it saves a lot of trouble.

When do you get the keys?

The brochure says Q4 2029. The project registration says 30 June 2030. They don’t agree, and that’s pretty normal for off-plan homes, where dates have a way of moving. Take both as a rough guide, and get the latest date in writing.

Inside the tower

Shahrukhz Residences by Danube has more than 40 amenities. An infinity pool, a full gym, sports facilities, play areas for kids, running and cycling tracks, and a spa. Up on the rooftop is the King’s Club House.

The thing people bring up most is the Longevity Lounge. It’s a recovery space with cryotherapy, hyperbolic oxygen therapy, a red-light therapy bed and an infrared sauna. If you already look after yourself that way, you’ll probably be in there a lot. If you don’t, it may just sit quietly in the background. Residents also get private yacht access, which sounds fantastic. I’d still find out how the booking works before planning your weekends around it.

The Gauri Khan penthouses

The penthouses at the top were designed by Gauri Khan, an interior designer and ShahRukh Khan’s wife. If you buy one, you’re living in a home with her style all over it. One piece of advice: a render and a finished apartment can look quite different, so go through the layouts and finishes slowly before you commit.

Why Maritime City?

Dubai Maritime City sits between Port Rashid and Dubai Dry Docks. It’s freehold, so buyers of any nationality can own property there, registered with the Dubai Land Department. You’re about ten minutes from Burj Khalifa and Dubai Mall, and around fifteen from the airport. The closest metro stop is Al Ghubaiba, on the Green Line.

Danube has done this before in the same place. Ocean and Breez are both in the district, so the developer isn’t learning the area for the first time.

That said, the area is still growing, and that cuts both ways. Getting in early can pay off. But if you want every shop and facility finished the day you move in, you might wait a while for some of them.

A short note on Danube

Arizonan Sajan founded Danube Properties in 1993 as part of Danube Group, and it’s now one of the UAE’s leading private developers. You may know it for popularising the 1% payment plan on other projects, and for furnished homes packed with amenities. This one uses 30:70 instead, so please don’t assume the 1% plan applies.

A well-known name is a reasonable place to start, but it isn’t a guarantee. Look at how Danube’s earlier projects were handed over, and compare the dates it announced with the dates it kept.

Is Shahrukhz Residences by Danube right for you?

Living in it? The furnished homes mean you can show up without buying a single sofa. Before you decide, do the drive from the project to your workplace once. A map won’t tell you how it feels at 8am.

Buying to invest? Put the studio price next to the rent you can realistically expect, then take off the service charges. A famous name gets attention, but rent comes down to location, size and how many similar units are on offer. Nobody can promise you a return. If someone does, ask how they know.

Thinking about the Golden Visa? Property worth AED 2 million or more can qualify for the 10-year visa under current rules. A one-bedroom from AED 2.3M clears the bar, while a studio on its own doesn’t. Rules change, so check again when you apply.

Before you register

  • Get the price list for the exact unit you like, not just the starting price.
  • Have the payment schedule, with dates, in writing.
  • Ask what happens if the handover date moves.
  • Check the escrow account and registration details with the developer.
  • Find out what the service charges cover.

Quick answers

Is Shahrukhz Residences the same as Shahrukhz by Danube?
No. One is the residential tower, and the other is the commercial office tower.

Can Indians buy here?
Yes. It’s a freehold area open to foreign buyers.

Are the homes furnished?
Yes, every apartment is handed over fully furnished.

Do I have to visit Dubai before booking?
Not necessarily. Plenty of buyers start from home. A visit before the bigger payments is still a good idea.

Can I rent the apartment out?
Many owners do. Rent depends on the unit and the market at the time, so look at recent rents in the area instead of one headline number.

Is the starting price the final price?
No. It’s the lowest price for the smallest type. Yours depends on the floor, the view and the layout.

Where can I see floor plans and the latest prices?
Head to our project page for floor plans and prices, or message us on WhatsApp with your budget and the size of home you want. We’ll send you what fits.
